Work Started at Sunbreeze Site

Good news for Unitech Sunbreeze onwners, work has started at the site. There are 150 + workers deployed at the site. Though we need to be happy that the work has started at the site, but same time need to cautious because the work started in past as well and stopped within no time.

If we need our homes in next 3 years, we need to keep the pressure on at Unitech by writing on this blog, meeting in a group evey one month to take stock of the situation and review the process with Unitech team on a regular basis. If anyone has taken recent pictures, do mail me at usaasec70@gmail.com, will upload them for benefit of all.

Few weeks back, a group of Sunbreeze Owners met with Mr. Sanjay Chaudhary and team at the site office. The commitment given by the Unitech team was that they will start the possession process from Sep'2013 onwards. To me, this sounds like a distant dream as Unitech has never delivered any project at such pace; examples are Close, Harmony and many more.

The group did a good job of getting the people together, but failed to deliver on the agenda items discussed with Unitech team. They were supposed to sent MOM to Unitech team and asked them for written comfirmation on the committed dates. May I request group leaders to come into action as they have been doing for last 5-6 months.

Meeting with Sanjay Chaudhary

Two of our group members visited Unitech Head Office and met Sanjay Chaudhary and had a very lengthy chat with him. As per them, his attitude, body language and even the communication was such that Unitech is doing a favour on us by delaying the project.

The summary of their discussion is:

·         He told them in so many words that its Unitech which is actually losing money because the costs have gone up due to the delay, whereas we as investors have actually gained due to increase in market rates.

·         After this, they had heated arguments with him for good one hour and he was stuck to his stand that there's not much he can do for us and Unitech is its best.

·         The work will start full-fledged from October onwards and accepted that the project is now delayed by one year. This we are again feeling was a timeline without any basis as he has told during common meeting that the work will start from Nov.

In past also we have dealt with Sanjay Chaudhary and his tone was similar. But, when we were able to gather support from the group and gave strong representations, he was the first one to call and arrange meeting at Unitech.

Next meeting with Unitech - Sunbreeze CRM’s at site on 26th November 2011. Time to be confirmed by Unitech.

Unitech CRM’s has agreed to send periodical update which would not latter then 5 months gap.
Unitech CRM’s has advised that all correspondence to the Unitech should be done at customer.relation@unitechgroup.com. Unitech should revert max within 7- 10 days of receiving the correspondence.

Unitech CRM’s  informed that they would start delivery of the project starting Q2 2013 upto Q2 2014 (1st tower to last tower – Release of Tower), a delay of one to two year already. We as a group shown our concern to a delay in the project already and suggested them that Unitech can use the remaining time and increase pace of the construction so that they can deliver the project on time and meet the commitment as per the contract.
Unitech has agreed to look into the HUDA’s recent notification on reduction of EDC / IDC applicable for Gurgaon .Unitech will let us know about the modality and applicability of same.
